Location
San Clemente is the southernmost Orange County city and is bordered by San Diego county (Camp Pendleton) to the south and southeast, Dana Point and San Juan Capistrano to the north, and the Pacific Ocean to the west. San Clemente is located off Interstate 5 between Camino De Estrella and Cristianitos Road. The community can also be accessed via Pacific Coast Highway coming out of Dana Point.
Overview
San Clemente, also called the “Spanish Village by the Sea” is known for its beaches, surfing, Spanish architecture, local beach town feel with its downtown local shops and restaurants, its rolling hillsides, and cliffsides along the ocean. San Clemente is home to approximately 65,000 people and 24,000 households. The community is well-known for the Nixon Western White House during his presidency, the pier, and miles of beaches and great surfing. The community is divided into eleven different areas or neighborhoods with different builder tracts or subdivisions to meet many different lifestyle goals and financial budgets.
Neighbborhoods
San Clemente offers a vary diverse selection of properties from old Spanish style architecture to beach style cottages, duplexes, ocean front and ocean view condos and custom estates, golf course homes, to newer homes in the Marblehead Coastal and Talega neighborhoods.
San Clemente is divided into 11 different areas or neighborhoods and approximately 170 builder tracts or subdivisions. The areas of San Clemente include: Coastal District, Forster Highland, Forster Ranch, Marblehead, Marblehead Coastal, Rancho San Clemente, San Clemente Central, North, Southeast, and Southwest, and Talega. Marblehead Coastal the newest development of beautiful homes with some having breathaking views of the ocean. Talega is the most inland community and offers entry level condos and townhomes up to large homes, some in gated communities, with casitas, and up to 5,000+ square feet of living space. There are also 55 plus neighborhoods throughout the community. The neighborhoods west of Interstate 5, specifically Southwest and Central San Clemente, are walking distance to the beach and in the Central neighborhood, walking distance to the local retail and restaurants.
Amenities
San Clemente is most well-known for it’s beaches, surfing, pier, and local feel with it’s shops and restaurants in the downtown area.
San Clemente beaches include Trestles, Calafia State Beach, Cotton’s Point, T-Street, The Pier, Linda Lane, 204, North Beach, Poche Beach, and Lowers, Middle and Uppers. With it’s popular surfing spots, the community is home to Surfing Magazine and other related publications.
The community is also home to four golf courses, including Shorecliffs Golf Course, Talega Golf Club, Bella Colilna San Clemente, and San Clemente Municipal Golf Course.
There are great outdoor trails in San Clemente, whether in the nearly hillsides or the walk along the beach that parallels the train tracks between Calafia State Beach and North Beach.
San Clemente is served by Capistrano Unified School District. Within the community there is San Clemente High School (Talega student’s attend San Juan Hills High School), three middle schools, and six elementary schools. The elementary schools serving San Clemente are Truman Benedict, Concordia, Vista Del Mar, Las Palmas, Marblehead, and Lobo Elementary. The middle schools are Vista Del Mar, Shorecliffs, and Bernice Ayer.
There are also various private school options as well throughout the community and nearby cities.
