Location
Aliso Viejo is located in the San Joaquin Hills of South Orange County and is bordered by Laguna Beach to the west, Laguna Hills to the east, Laguna Niguel to the south, and Laguna Woods to the north.
The community is most easily accessible via the 73 Toll Road or Interstate 5 via El Toro Road or Oso Parkway heading west. Orange County Airport and the large business area of Irvine are approximately 15 minutes away.
Overview
The city was incorporated in 2001 and has a population of approximately 50,000 people and encompasses nearly 6,600 acres and approximately 17,000 housing units with the first sold in 1982 with building continuing into the 2000s. As part of the master plan for the community, 2600 acres were dedicated to the Aliso and Wood Canyons Wilderness Park. Within the community, many large businesses operate as well from technology, medical, insurance, and consumer products.
Neighborhoods
Aliso Viejo real estate offers a variety of homes, condos, and apartment complexes with many offering beautiful views from high atop of the hillsides in various neigbhorhoods. Properties generally start in the $400,000s for condos and range well above $1 million for a single-family home. Properties range in age from the 1980s to the early 2000s.
Popular neighborhoods include Audubon, Glenwood Pacific Ridge, Vantis and Westridge. Most neighborhoods have open space with parks, playgrounds, and other activities. Within the neighborhoods of Aliso Viejo, there are more than 100 total builder tracts or subdivisions. Some builder tracts are gated developments for the added security for those that desire.
Amenities
The community offers a variety of amenities from entertainment, shopping, and outdoors. Aliso and Wood Canyons Wilderness Park is 2600 acres and offers great outdoor hiking and biking trails, areas to picnic and more. The community has 800 acres of local parks, recreation, schools, and community facilities.
There are numerous points of interest within the community. The Aliso Viejo Town Center sits in the middle and includes a large movie theater, a variety of dining options, grocery store, and other retail. The Aliso Viejo Country Club is a Jack Nicklaus designed course and the Renaissance ClubSport is a Marriot hotel and fitness resort open to residents seeking a healthy lifestyle.
Education within the community includes four elementary schools (Canyon Vista, Don Juan Avila, Oak Grove, and Wood Canyon), two middle schools (Aliso Viejo and Don Juan Avila) and Aliso Niguel High School. There are private school options as well and Soka University of America is a small higher education institution that also includes a large Performing Arts Center.
