Location
Situated in the inland portion of South Orange County, Mission Viejo is located off Interstate 5 between Alicia Parkway and Avery Parkway on the eastern side of the Freeway. Located approximately halfway between Los Angeles and San Diego and about 15 minutes from the Irvine business hub and Orange County airport, the city is surrounded by Lake Forest to the North, Rancho Santa Margarita and Ladera Ranch to the east, San Juan Capistrano to the south and Laguna Niguel and Laguna Hills on the western side of the freeway.
Overview
Mission Viejo is generally a suburban community and is one the largest master-planned communities ever developed. With homes on the hillsides and street lined streets running through the canyons, this community was primarily built out during the 1970s and 1980s with some smaller developments into the 1990s. The homes and shopping centers in the community are uniformly designed in mostly Spanish mission style and the community is well recognized for its tree-lined streets throughout. At the center of the community is Lake Mission Viejo with other parks, trails, schools, and more located throughout. The population of the city is close to 100,000 and there are over 34,000 housing units.
Neighborhoods
Mission Viejo offers a wide variety of real estate from older one-story homes with large lots built during the 1960s and 1970s to newer two-story homes. There are senior 55 plus communities, gated communities, homes on the lake, golf course homes, and many homes offer spectacular views from the hillsides. Mission Viejo condos range from small starter to lake view condos surrounding Lake Mission Viejo. This master-planned community offers a variety of real estate to fit many different budgets and lifestyle goals.
Mission Viejo is divided into three areas (Mission Viejo North, Central, and South) and 13 different neighborhoods with over 130 total builder tracts. Popular neighborhoods in Mission Viejo included the gated communities of Dove Canyon, Qual Run and Stoneridge, and the Lake Area. The Casta Del Sol neighborhood is a senior 55 plus enclave with many homes having golf course views of Oso Creek Golf Course (formerly Casta Del Sol Golf Course). Pacific Hills just past Marguerite Parkway off La Paz, features some newer homes built primarily during the 1990s, most of which are two story and have great hillside views. There are also some larger homes surrounding the Mission Viejo Country Club, many of which have golf course views.
Amenities
Mission Viejo offers a variety of amenities from award winning schools, parks, outdoor recreation, shopping centers, healthcare and more.
There are numerous shopping centers spread throughout the community for all your retail, grocery, and other needs whether you’re looking for large retailers or local mom and pop. Located in the southern part of the community are the Shops at Mission Viejo, which is a large mall with big name retailers, boutiques, dining, and more. Across the street from the mall is Kaleidoscope where there is a movie theater and restaurants.
At the center of the community is Lake Mission Viejo, which all residents of the community have access to as part of the master HOA. Resident’s can enjoy time by the lake or on the lake with their own small boat or boat they can rent at the facility. There are paddle board rentals, fishing, swim beaches and music concerts, movies, July 4th fireworks, and more. Restaurants are also located on the lake providing a picturesque dining experience.
Parks and trails are located throughout the community with many pocket parks in many of the neighborhoods. There are also sports parks, including Mission Viejo Youth Athletic Park featuring eight baseball fields and five soccer fields.
Golf courses are available throughout the community and adjoining ones. Mission Viejo Country Club is a private course located off Oso Parkway, Oso Creek Golf Course (formerly Casta Del Sol) is a links course that is the most affordable located in the center of the community off Marguerite and Alicia Parkway and Arroyo Trabuco is the newest course located in the canyons and accessible where Avery Parkway dead-ends when you head east off Interstate 5.
Mission Viejo Hospital and surrounding healthcare facilities within Mission Viejo offer top notch health and wellness needs. There are many other amenities in surrounding communities and the beach communities are a short 20-minute drive.
Mission Viejo is served by Capistrano Unified School District and Saddleback Valley Unified School District. High school students in the northern part of Mission Viejo attend Mission Viejo High School and southern part attend Capistrano Valley High School within the respective district boundaries. There are numerous elementary schools, middle schools and private school options as well. Mission Viejo is also home to Saddleback Community College.
