It is imperative that you remove the emotion, be rational and think of your home as a commodity that is comparable to other similar ones.  Everyone thinks their home is worth more than the one next door because of some special feature, upgrade, etc.  It is human nature.  It’s just like everyone who thinks their kid is the best in their respective sport.  We all want to believe these things, but when you think rationally, you need to price your home like the similar car on the lot or like a box of cereal at the store.  One agent may think your home has a higher value, however, realistically they are comparing the same data and are merely trying to win the listing.  This can be detrimental to having a successful transaction.
